Avanti Properties
Avanti Properties builds apartments in Dalmatia and sells them itself, with no agency. Two people land on the same website without a single question in common, a buyer who wants to know what a square metre costs and when they can move in, and an investor who wants to know how the project is financed and who gets repaid before them. Both needed a door of their own: in three languages, and never colliding.

Approach
Real estate is usually sold online as a catalogue: filter by price and number of rooms, then contact an agent. Avanti has no agent and no finished apartments; it has buildings at different stages and the people who finance them. So we built the site around two audiences rather than around a single catalogue. The buyer gets every number on the table: price per square metre, the range of floor areas, coefficients for the garage, storage and parking, a construction schedule with dates. The investor gets structure: three ways in, a separate project company per project, and a table that says, without dressing it up, who gets repaid first. The portfolio isn't filtered by price but by construction phase: while a building isn't finished yet, the phase is the only honest filter. All of it stands on plain HTML, CSS and JavaScript: 63 pages, one site.css, one site.js, no framework.
Challenge
A buyer and an investor share no questions. One asks what a square metre costs and when they can move in. The other asks who's guaranteeing it, how the project is financed and when it gets repaid. Most developer sites pick one audience and push the other into the same generic "contact us" form. On top of that, all of it had to work in three languages, for local buyers and for foreign capital.
Solution
Two separate doors. The buyer gets a project page with the full specification and the price per square metre published outright, plus a location page for each town. The investor gets three structured models (Avanti Capital, Private Lending and Avanti Development) each with its own page, a comparison table and a risk disclaimer. The portfolio filters by construction phase. All of it in EN, HR and DE, with addresses in the reader's own language.
Result
Avanti now has 63 pages, 21 in each language, and answers both questions before anyone picks up the phone. The buyer knows the price per square metre and the enclosure date before the first call. The investor knows their place in the repayment order before the first meeting. The call that comes after that is a serious call.
What we built
- A trilingual site across 63 addresses: 21 per language, with hreflang tags and URLs in the reader's own language: /new-build-solin/, /hr/novogradnja-solin/, /de/neubau-solin/
- A portfolio filtered by construction phase (Planning, In preparation, In construction) instead of the usual filter by price and number of rooms
- Project pages with the full specification: price per square metre, the range of floor areas, coefficients for the garage, storage and parking, a construction schedule with dates
- Four location pages (Solin, Klis, Trogir and Kaštela) each with its own neighbourhood copy and a list of active projects
- Three investor pages, each with a model comparison table, an FAQ and a risk disclaimer
- A cinematic homepage with a lazy-loaded video background (a YouTube facade), the iframe isn't touched until it has to be
- A blog in all three languages and separate pages for team members
- A robots.txt that deliberately lets AI search engines in: GPTBot, ClaudeBot, PerplexityBot

Two audiences, two doors
The same project, two completely different questions. The buyer cares what they get for their money; the investor cares where they stand in the queue to be paid. Neither is answered by a generic form.
